How I Represent You

When you are purchasing a home the same Real Estate company, and even the same agent, is allowed to "represent" both you and the seller in your transaction. In fact most traditional agents prefer to handle both sides of the sale, often called double dipping, so they can receive the commission from both the buying and the selling sides. Agents in companies representing both buyers and sellers try to downplay the conflicts of interest inherent in this business model. When working with me you can be sure that my loyalties to you are undivided.

As an Exclusive Buyer's Agent I represent only you, the buyer

As an Exclusive Buyer's Agent I represent only you, the buyer. My company does not take listings. Therefore I have no obligations or loyalties to sellers, no confusion about which side I'm on, no financial incentives to steer you toward company-listed properties. You are my client, not my customer, and I work as your advocate. Working with me will give you an advantage throughout the entire purchase process.

There is no additional cost to you, the buyer, when you choose to work with me. When Seller's Agents put listings in the Multiple Listing Service (MLS) they automatically offer to co-op, or split, part of the commission with the Buyer's Agent. A new home builder also offers a co-op to the Buyer's Agent. Not having my representation doesn't save you money. It does leave you vulnerable and unprotected.

I can show you all available properties for sale, including new home sites and For Sale By Owners. My job is to help you find the best property, based on your needs and your budget.

As your Buyer's Agent I have the same fiduciary duty to confidentiality that an attorney has. Feel free to discuss any information with me relevant to your purchase process.

As your Buyer's Agent, I represent your best interests. I can be aggressive in helping you get the best price and terms. If your desired property is a popular one with multiple offers, I know what concessions need to be made to help you acquire it.

It's your process. I've had clients who needed to find their home in a weekend, and others who wanted to take time and familiarize themselves with a variety of local communities.

I will help you through the entire process, from search through closing, and will address your questions and concerns after you've purchased your home, as well. I consider my relationship with you to be an ongoing one.
